BEYTAK CANCELLATION AND REFUND POLICY

1. Introduction

This Cancellation and Refund Policy ("Policy") explains how Beytak Information Technology ("Beytak", "we", "our", or "us") handles:

  • booking requests and payment authorizations;
  • confirmed booking cancellations;
  • room refunds;
  • refundable security deposits;
  • voucher reversals; and
  • refund timing and processing.

This Policy applies to bookings made through the Beytak website, mobile applications, and related Platform services.

This Policy is incorporated into our Terms & Conditions by reference and forms part of your agreement with Beytak when you accept the Terms, register for an account, or make a booking.

This Policy should be read together with our Terms & Conditions and Privacy Policy. If there is a conflict regarding refunds or cancellations, this Policy governs refund mechanics (including percentages, timing, deposits, and processing fees), while the Terms govern broader contractual rights and obligations.

Beytak is a technology marketplace connecting Hosts and Travelers. Beytak is not a party to the accommodation contract between Host and Traveler, but we facilitate payments, cancellations, and refunds through the Platform where applicable.


2. Governing Language and Consumer Information

2.1 Bilingual supremacy

This Policy may be provided in multiple languages, including Arabic and English.

In the event of any discrepancy, inconsistency, conflict, translation error, ambiguity, or difference of interpretation between the Arabic and English versions, the Arabic version shall prevail and control, in compliance with applicable Egyptian consumer protection standards.

2.2 Consumer records under Law No. 181 of 2018

Pursuant to Law No. 181 of 2018 on Consumer Protection, consumer-facing booking confirmations, invoices, payment confirmations, and refund records issued through the Platform shall be provided in clear Arabic, to the extent required by applicable law.


3. Key Definitions

"Booking" or "Reservation"
A request or confirmed stay arrangement made through the Platform.

"Pending booking"
A booking request that has been submitted by a Traveler but not yet accepted by the Host.

"Confirmed booking"
A booking that has been accepted by the Host and for which payment has been successfully captured.

"Room total"
The accommodation amount paid at checkout after home discounts and voucher discounts, excluding any refundable security deposit.

"Security deposit"
A refundable amount set by the Host and collected by Beytak in connection with a booking for potential damages, violations, or authorized claims.

"Cancellation policy"
The refund rules selected by the Host for a listing, shown before booking.

"Processing fee"
The payment processor fee applied to certain Traveler refunds, calculated according to the fee schedule in effect at the time of the transaction and disclosed in the Platform, checkout flow, or refund breakdown. It is typically calculated as a percentage of the original captured payment amount plus a fixed amount, and is deducted from the room refund only where applicable. The current fee schedule may change from time to time.


4. How Payment Works

Beytak uses approved payment processors, including Paymob, to authorize, capture, refund, and void payments.

4.1 Pending booking — authorization hold

When you submit a booking request, Beytak may place a temporary authorization hold on your payment method for the full checkout amount, including:

  • the room total after discounts and vouchers; and
  • any refundable security deposit shown at checkout.

You are generally not charged until the Host accepts the booking.

4.2 Confirmed booking — payment capture

When the Host accepts your booking request, the authorization hold is captured and your payment method is charged for the total amount displayed at checkout.

4.3 Refunds to original payment method

If a refund applies, it is returned to your original payment method through our payment processor, subject to the rules in this Policy.

Beytak does not guarantee the exact timing of receipt by your bank or card issuer after the refund is submitted.


5. When No Charge Is Made

No refund is issued in the following cases because you were never charged. Instead, the authorization hold is released or voided:

  • you cancel a pending booking before the Host accepts;
  • the Host declines your pending booking request;
  • the booking request expires because the Host did not accept or decline within the applicable response window; or
  • the check-in date passes without Host acceptance.

5.1 Host response window

Hosts are expected to respond to pending booking requests promptly.

Unless a different deadline is shown in the Platform for a specific request, pending booking requests generally expire if the Host does not respond within forty-eight (48) hours after the request is submitted, or under other expiry rules displayed in the Platform, including where the listing calendar day moves past the scheduled check-in day without acceptance.

When a pending request expires or is declined, any authorization hold is released automatically.


6. Cancellation of Confirmed Bookings — General Rules

6.1 Before check-in only

Confirmed bookings may be cancelled before check-in through the Platform, subject to the rules below.

Once a stay has started, the booking is generally not eligible for cancellation through the standard in-app cancellation flow.

Security deposit handling after checkout is covered separately in Section 9.

6.2 What determines your room refund

For Traveler-initiated cancellations of confirmed bookings, your room refund percentage depends on:

  1. the cancellation policy on the listing; and
  2. when you cancel relative to the scheduled check-in time.

The applicable cancellation policy is shown before you book and in your trip details.

6.3 Security deposit on cancellation before check-in

If a confirmed booking is cancelled before check-in:

  • the full security deposit is always refunded to the Traveler, regardless of the room refund percentage; and
  • cancellation-policy percentages apply to the room total only.

Even if the room cancellation policy gives 0%, you still receive a full refund of the security deposit.

6.4 Payment processing fee on Traveler cancellations

For Traveler-initiated cancellations of confirmed bookings:

  • if a room refund is greater than zero, the applicable payment processing fee in effect at the time of cancellation is deducted from the room refund only;
  • the processing fee is not deducted from the security deposit refund;
  • you receive the net room refund plus the full security deposit refund.

The exact processing fee is shown in your refund breakdown at cancellation and may consist of a percentage of the captured payment amount plus a fixed amount.

Example (illustrative only — actual fees depend on the schedule in effect at cancellation):

  • Room total paid: EGP 4,000
  • Security deposit: EGP 2,000
  • Total charged: EGP 6,000
  • Cancellation policy room refund: 50%

Room refund gross: EGP 2,000
Less applicable payment processing fee: as shown in your refund breakdown
Net room refund: amount shown in the Platform
Security deposit refund: EGP 2,000 (full)

6.5 Voucher reversal

If a voucher or promotional discount was applied to a cancelled booking, the voucher redemption may be reverted or restored in accordance with the voucher terms and Platform rules.

6.6 Refund breakdown in the app

You can view a refund breakdown for eligible cancelled trips in your trip details within the Platform.


7. Traveler Cancellation of a Confirmed Booking

Travelers may cancel a confirmed booking before check-in through the Platform.

Your refund is calculated as follows:

  1. determine the applicable room refund percentage from the listing cancellation policy based on cancellation timing;
  2. calculate the gross room refund from the room total you paid;
  3. deduct the processing fee from the room refund if the room refund is greater than zero;
  4. add a full security deposit refund, if applicable.

If the policy gives 0% for the room:

  • no room refund is issued;
  • the room amount you paid is retained; and
  • the full security deposit is still refunded.

8. Host Cancellation of a Confirmed Booking

If a Host cancels a confirmed booking before check-in, the Traveler receives:

  • a 100% refund of the amount paid, including the room total and any security deposit.

For Host-initiated cancellations:

  • the processing fee is not deducted from the Traveler's refund;
  • payment processing costs are handled on the Host side under Platform and payment rules.

9. Refundable Security Deposits

Some listings require a refundable security deposit set by the Host. The deposit is shown separately at checkout and in your price breakdown before you book.

9.1 Deposit amount

  • Hosts may set a deposit between 100 EGP and 50,000 EGP.
  • The deposit is not part of the room rate.
  • Cancellation-policy percentages apply to the room total only, not the deposit.

9.2 How the deposit is collected

  • Beytak collects the deposit together with the booking payment in a single checkout charge for confirmed bookings.
  • The deposit is tracked separately from the room payment in Platform records.

9.3 Hold period after checkout

After your stay is marked completed:

  • Beytak holds the deposit for 7 days after checkout;
  • during this period, the deposit remains separate from room-payment cancellation rules;
  • leaving or skipping a guest review does not affect deposit timing.

9.4 Automatic deposit refund

If the Host does not file a deposit claim within 7 days after checkout, Beytak automatically returns the full deposit to your original payment method.

Deposit refunds after checkout are returned in full. The payment processing fee does not apply to this automatic deposit refund.

9.5 Host deposit claims

After checkout, a Host may report an issue with the deposit only during the 7-day hold window, where the Platform deposit claim feature is available.

When a claim is filed:

  • the automatic refund is paused;
  • Beytak support reviews the claim; and
  • until review is complete, the deposit remains held.

Beytak may approve full refund, partial refund, full retention, or another outcome consistent with Platform rules, booking records, and applicable law.

9.6 Deposit cancellation before check-in

If a confirmed booking is cancelled before check-in, the full security deposit is always refunded to the Traveler, regardless of the room cancellation percentage.

9.7 Host deposit processing fee

The Host pays an applicable security deposit processing fee on the deposit amount, as disclosed in the Platform at the time the deposit is set or the booking is confirmed.

  • The fee is calculated according to the fee schedule in effect at the time of the transaction (typically as a percentage of the deposit amount).
  • The fee is rounded to the nearest EGP and deducted from the Host's reservation payout.
  • There is no minimum fee on the processing charge itself unless otherwise disclosed.
  • The 100 EGP minimum applies only to the deposit amount a Host may set, not to the processing fee.

9.8 Property damage outside the deposit hold window

Disputes about property condition, damage, or stay quality after checkout may still be reported to Beytak support.

However, deposit claims through the Platform must be filed within the 7-day hold window to pause automatic deposit release.

Hosts may report broader property damage to Beytak support within fourteen (14) days after checkout for possible platform mediation, subject to available evidence and Platform discretion. This does not guarantee recovery beyond the deposit mechanism.


10. Listing Cancellation Policies

Each listing uses one of the cancellation policies below unless otherwise stated in the Platform.

All windows are measured before scheduled check-in.

These percentages apply to the room total only, not the refundable security deposit.

If a listing does not specify a policy, Standard applies.

10.4 Legacy policy labels

Some older listings may display legacy internal labels such as Strict or Moderate. Where present, these map to the refund windows above as follows:

  • Strict — same refund windows as Standard
  • Moderate — same refund windows as Flexible

The refund windows shown in the listing and checkout flow at the time of booking control.


11. Major Stay Issues After Arrival — 72-Hour Discovery Rule

If, after arrival, you experience a major issue such as the property being uninhabitable or materially not as described, you may submit a report to Beytak support within seventy-two (72) hours of arrival to request review.

This rule does not replace the listing's cancellation policy for ordinary Traveler-initiated cancellations before check-in.

Support review may, at Beytak's discretion, consider remedies such as:

  • partial or full refunds;
  • booking cancellation assistance;
  • deposit handling adjustments; or
  • other Platform-supported resolutions.

Reports submitted after 72 hours may still be reviewed, but are not guaranteed to qualify for refund or remediation.

You should document the issue with photos, messages, and other relevant evidence when possible.


12. Pricing, Discounts, and Obvious Errors

12.1 Price at time of booking

You agree to the total checkout price shown at booking, which may include:

  • listing price;
  • home discounts;
  • voucher discounts;
  • service fees;
  • taxes where shown; and
  • any security deposit.

12.2 Obvious pricing errors

Beytak and Hosts are generally bound by the price displayed at booking, except in cases of obvious error, such as a clearly incorrect price caused by a technical mistake, manifest typo, or similar evident pricing error.

Beytak may cancel or adjust bookings affected by obvious pricing errors and issue appropriate refunds or rebooking options.

12.3 Currency and foreign exchange

Unless otherwise stated, prices and charges are displayed and processed in Egyptian Pounds (EGP).

If payment is made or processed in a currency other than EGP, bank conversion fees or foreign exchange charges imposed by banks, card issuers, or payment partners may apply.

Beytak is not responsible for refunding third-party bank or conversion fees.


13. Booking Changes

Changes to booking dates, guest count, or other booking terms are not automatic cancellations.

Date changes and modifications are handled separately from cancellation and may require Host approval and Platform support.

If a modification is not possible, cancellation rules in this Policy may apply to the existing booking if you choose to cancel instead.


14. Refund Processing and Timing

14.1 When refunds are initiated

Refunds are initiated when:

  • a cancellation is completed in the Platform;
  • a Host cancels a confirmed booking;
  • a pending authorization is voided; or
  • a security deposit hold period ends without a Host claim.

14.2 Processing time

After Beytak submits a refund through Paymob:

  • processing time depends on your bank, card issuer, or payment provider;
  • refunds typically appear within a few business days, but may take longer;
  • partial room refunds follow the same percentage rules as larger room refunds, applied to the room total you paid.

14.3 Failed or delayed refunds

If a refund fails due to payment network, bank, expired card, or technical issues, Beytak may attempt to resolve the issue through support or request updated payment details where permitted by law and payment partners.


15. Chargebacks and Payment Disputes

If you dispute a charge directly with your bank or card issuer (chargeback) instead of using the Platform cancellation or support process:

  • Beytak may provide transaction records to the payment processor or bank;
  • the booking, payout, deposit, or account status may be affected while the dispute is investigated;
  • duplicate recovery may be prohibited where a refund has already been issued through the Platform.

We encourage you to contact Beytak support or use in-app cancellation tools before initiating a chargeback.


16. Host and Platform Fees After Completion

All Platform commissions, service fees, and payment portal fees are generally non-refundable once a booking is partially or entirely completed, even if the Guest later disputes the stay with the Host, except where required by applicable law or expressly stated otherwise.

This does not limit a Traveler's eligibility for refunds that apply under this Policy before or after checkout where expressly provided.


17. What This Policy Does Not Cover

This Policy does not cover:

  • disputes about property condition, neighbor conduct, compound access, or stay quality except as expressly addressed in Sections 9 and 11;
  • off-platform payments or side arrangements;
  • bookings made outside the Platform;
  • refunds for issues caused by Traveler misconduct, unauthorized overstay, or violation of house rules, except where required by law;
  • compensation for indirect losses such as travel costs, lost wages, or alternative accommodation, except where required by applicable law;
  • tax advice or tax refund obligations of Hosts or Travelers.

18. Platform Role and Limitations

Beytak facilitates bookings, payments, cancellations, and refunds through the Platform but does not guarantee Host or Traveler performance.

Refund eligibility depends on the cancellation policy, timing, booking status, payment status, deposit status, and the rules in this Policy.

Beytak may update refund workflows, deposit review procedures, and support processes from time to time.


19. Changes to This Policy

We may update this Policy from time to time.

If we make material changes, we will provide notice through the Platform, email, SMS, WhatsApp, push notification, or other appropriate means.

The "Last updated" date at the top indicates when this Policy was most recently revised.

If you do not agree to the updated Policy, you may stop using the Platform for new bookings, subject to refunds and obligations already accrued under prior versions where applicable.

Continued use after the effective date of an updated Policy constitutes acceptance, where permitted by law.

  • The 100 EGP minimum applies only to the deposit amount a Host may set, not to the processing fee.

However, deposit claims through the Platform must be filed within the 7-day hold window to pause automatic deposit release.

Hosts may report broader property damage to Beytak support within fourteen (14) days after checkout for possible platform mediation, subject to available evidence and Platform discretion. This does not guarantee recovery beyond the deposit mechanism.


10. Listing Cancellation Policies

Each listing uses one of the cancellation policies below unless otherwise stated in the Platform.

All windows are measured before scheduled check-in.

These percentages apply to the room total only, not the refundable security deposit.

If a listing does not specify a policy, Standard applies.

10.4 Legacy policy labels

Some older listings may display legacy internal labels such as Strict or Moderate. Where present, these map to the refund windows above as follows:

  • Strict — same refund windows as Standard
  • Moderate — same refund windows as Flexible

The refund windows shown in the listing and checkout flow at the time of booking control.


11. Major Stay Issues After Arrival — 72-Hour Discovery Rule

If, after arrival, you experience a major issue such as the property being uninhabitable or materially not as described, you may submit a report to Beytak support within seventy-two (72) hours of arrival to request review.

This rule does not replace the listing's cancellation policy for ordinary Traveler-initiated cancellations before check-in.

Support review may, at Beytak's discretion, consider remedies such as:

  • partial or full refunds;
  • booking cancellation assistance;
  • deposit handling adjustments; or
  • other Platform-supported resolutions.

Reports submitted after 72 hours may still be reviewed, but are not guaranteed to qualify for refund or remediation.

You should document the issue with photos, messages, and other relevant evidence when possible.


12. Pricing, Discounts, and Obvious Errors

12.1 Price at time of booking

You agree to the total checkout price shown at booking, which may include:

  • listing price;
  • home discounts;
  • voucher discounts;
  • service fees;
  • taxes where shown; and
  • any security deposit.

12.2 Obvious pricing errors

Beytak and Hosts are generally bound by the price displayed at booking, except in cases of obvious error, such as a clearly incorrect price caused by a technical mistake, manifest typo, or similar evident pricing error.

Beytak may cancel or adjust bookings affected by obvious pricing errors and issue appropriate refunds or rebooking options.

12.3 Currency and foreign exchange

Unless otherwise stated, prices and charges are displayed and processed in Egyptian Pounds (EGP).

If payment is made or processed in a currency other than EGP, bank conversion fees or foreign exchange charges imposed by banks, card issuers, or payment partners may apply.

Beytak is not responsible for refunding third-party bank or conversion fees.


13. Booking Changes

Changes to booking dates, guest count, or other booking terms are not automatic cancellations.

Date changes and modifications are handled separately from cancellation and may require Host approval and Platform support.

If a modification is not possible, cancellation rules in this Policy may apply to the existing booking if you choose to cancel instead.


14. Refund Processing and Timing

14.1 When refunds are initiated

Refunds are initiated when:

  • a cancellation is completed in the Platform;
  • a Host cancels a confirmed booking;
  • a pending authorization is voided; or
  • a security deposit hold period ends without a Host claim.

14.2 Processing time

After Beytak submits a refund through Paymob:

  • processing time depends on your bank, card issuer, or payment provider;
  • refunds typically appear within a few business days, but may take longer;
  • partial room refunds follow the same percentage rules as larger room refunds, applied to the room total you paid.

14.3 Failed or delayed refunds

If a refund fails due to payment network, bank, expired card, or technical issues, Beytak may attempt to resolve the issue through support or request updated payment details where permitted by law and payment partners.


15. Chargebacks and Payment Disputes

If you dispute a charge directly with your bank or card issuer (chargeback) instead of using the Platform cancellation or support process:

  • Beytak may provide transaction records to the payment processor or bank;
  • the booking, payout, deposit, or account status may be affected while the dispute is investigated;
  • duplicate recovery may be prohibited where a refund has already been issued through the Platform.

We encourage you to contact Beytak support or use in-app cancellation tools before initiating a chargeback.


16. Host and Platform Fees After Completion

All Platform commissions, service fees, and payment portal fees are generally non-refundable once a booking is partially or entirely completed, even if the Guest later disputes the stay with the Host, except where required by applicable law or expressly stated otherwise.

This does not limit a Traveler's eligibility for refunds that apply under this Policy before or after checkout where expressly provided.


17. What This Policy Does Not Cover

This Policy does not cover:

  • disputes about property condition, neighbor conduct, compound access, or stay quality except as expressly addressed in Sections 9 and 11;
  • off-platform payments or side arrangements;
  • bookings made outside the Platform;
  • refunds for issues caused by Traveler misconduct, unauthorized overstay, or violation of house rules, except where required by law;
  • compensation for indirect losses such as travel costs, lost wages, or alternative accommodation, except where required by applicable law;
  • tax advice or tax refund obligations of Hosts or Travelers.

18. Platform Role and Limitations

Beytak facilitates bookings, payments, cancellations, and refunds through the Platform but does not guarantee Host or Traveler performance.

Refund eligibility depends on the cancellation policy, timing, booking status, payment status, deposit status, and the rules in this Policy.

Beytak may update refund workflows, deposit review procedures, and support processes from time to time.


19. Changes to This Policy

We may update this Policy from time to time.

If we make material changes, we will provide notice through the Platform, email, SMS, WhatsApp, push notification, or other appropriate means.

The "Last updated" date at the top indicates when this Policy was most recently revised.

If you do not agree to the updated Policy, you may stop using the Platform for new bookings, subject to refunds and obligations already accrued under prior versions where applicable.

Continued use after the effective date of an updated Policy constitutes acceptance, where permitted by law.
